What exactly is valet waste management?
Valet waste management is a doorstep trash collection service where residents place bagged waste outside their doors on designated pickup nights. Our team collects trash bags, broken‑down boxes, and other compliant waste items, loads them into our trailer, and takes them directly off‑site to the landfill, skipping property dumpsters altogether.
What makes Eighty6Eighty different from other valet providers?
Unlike most valet companies that move resident waste to on‑site dumpsters, we take all waste directly to the landfill. This service model prevents overflow, odors, and rodents near dumpster areas and keeps the property consistently clean and attractive. We also consolidate a variety of services into one valet waste management bundle. These services include, but are not limited to, door‑to‑dump valet servicing, dumpster and trash compactor overflow mitigation, and large item haul‑offs. Regardless of the service package selected, our ownership is highly responsive and accessible through QR codes on each resident trash can. We further increase transparency by assigning salespeople to each property we serve as a direct point of contact for any residents or property personnel who may have questions or concerns.
How often do you pick up trash?
Most properties receive service five nights per week, Monday through Friday. However, schedules are customized to each property based on resident waste patterns and service package preferences. We can pick up waste as infrequently as once per week and as frequently as daily. Regardless of pickup frequency, we time service windows to be as convenient and non‑disruptive as possible for residents coming and going from the property.
What type of waste container(s) do residents use?
Each resident receives a complimentary 13‑gallon trash can from our company. This bin is equipped with a QR code, providing 24/7 access for submitting additional service requests or asking questions directly to our team, without involving on‑site property management.
How many trash bags can I leave out each night?
Our standard service plan includes up to two 13‑gallon trash bags and five broken‑down boxes per pickup night for each resident door. Additional items can be scheduled for pickup through the QR code system on our trash cans. If a property wants a service package allowing for more or less waste than this standard package, we can adjust the amount of waste we haul off‑site at various price points.
What items are not accepted for pickups?
For safety and compliance, we cannot collect hazardous waste, uncontained liquids, electronics, car parts, or construction materials unless pre‑arranged as a one‑off haul‑off. We ask that all trash bags are tied off, free from any tears or other damage, and not leaking or spilling any waste. This ensures our service providers can safely dispose of the waste without making a mess in halls, which can cause odors and create slippery, unsafe environments in common resident areas. We also do not accept boxes that are not broken down or folded, regardless of size. Breaking down boxes allows waste to be efficiently disposed of in our trailers, making it possible to pick up more items per property because each item takes up less of our finite trailer space.
What should I do if I miss a pickup night?
If you miss a pickup, simply hold your items until the next scheduled pickup or scan your bin's QR code to request an off‑schedule pickup, which can often be accommodated same‑day or next‑day in most scenarios. Inclement weather, federal holidays, or weekends are the most common situations in which there could be difficulty accommodating additional off‑schedule pickups on short notice.
Can I schedule a pickup for large items or a move‑out?
Yes. Residents can request bulk or move‑out pickups by scanning their trash can's QR code. The more notice we have for the requested services, the better we can plan for your specific waste situation. We handle furniture (beds, bed frames, mattresses, couches, sofas, love seats), tables, chairs, and most similar large items and appliances for a one‑time service fee. The fee depends on the amount of items and associated labor, among other factors. Invoices are sent directly to the resident for quick and easy transactions.
Do you offer cleaning or waste removal after parties or events?
Absolutely. Residents can schedule post‑event cleanups through the QR code on our trash cans. We specialize in fast, discreet cleanups that maintain property appearance for everyone and can accommodate these one‑time pickups on an as‑needed basis.
Who do I contact if I have a problem or question?
Each bin's QR code links residents directly to our team. This system keeps property managers from being burdened with service requests while ensuring you can speak to decision‑makers in real time—no automated answering machines, AI conversations, or other indirect forms of communication that create barriers between you and our Eighty6Eighty Waste Management personnel.
How does Eighty6Eighty's model save properties money?
Traditional properties pay multiple vendors—one for valet, one for off‑site roll‑off dumpster hauls, and sometimes another for large items. We consolidate all of these services into one package and take all waste directly off‑site, reducing roll‑off servicing frequency, costs, and the number of vendors to coordinate. Because we offer multiple services in our comprehensive package, we can provide wholesale pricing for the properties we service, passing on the benefits of operating at scale to the properties we partner with.
What size properties do you typically service?
Our service model works well for any multifamily property, from smaller 50‑unit communities to 500‑plus‑unit complexes. Each account is priced per door and scaled to the property's specific needs, allowing optimal service flexibility within an expense structure proportional to the size of the property and the amount of waste it produces.
What areas do you service?
In Colorado, we operate across Colorado Springs, Denver, Fort Collins, Boulder, and their surrounding cities. We have sales representatives mobilized across the state and can also service outlying areas outside of these main cities. We also serve the Michigan market, with a primary focus on Lansing, Grand Rapids, Ann Arbor, and nearby areas.
How do you ensure service consistency across multiple service teams?
Every service provider receives hands-on, on‑site training from leadership or certified trainers, ensuring they are comfortable with the layout of each property they service and clearly understand our procedural and behavioral service standards. Service providers also receive standardized routes, compliance checklists, and direct oversight from company leadership. We value our service providers and want them to have every tool and resource necessary to provide premier services in the markets we operate in.
What happens if there's a missed pickup or a complaint?
Each property has a dedicated liaison who communicates directly with management. Any missed pickups are addressed the same day or next day, with transparent updates provided immediately. If, due to inclement weather or any other reason, a service day is missed, we remain committed to making up that service at some point during the same week, if possible, to ensure each property receives its entitled number of weekly services. We understand issues inevitably arise with so many residents living at multifamily properties—we seek to minimize these issues and address them as quickly and effectively as possible without any third‑party involvement in the resolution.
Can services be adjusted after the initial agreement?
Yes. We regularly review waste patterns and volume to recommend or implement schedule changes. Frequency, timing, and scope of services are fully flexible and subject to modification based on feedback we receive from our service personnel and your team. That said, we do try to keep pickup schedules consistent for each property to avoid resident confusion and allow our servicing to be as seamless and "mindless" as possible. In some cases, existing route logistics may prohibit immediate schedule changes.
Do you handle dumpster area cleanups or overflow mitigation?
Yes. Even though we bypass dumpsters for dumping waste during our regular valet pickups, we still maintain those areas. We understand residents will dump some waste in these areas on non‑valet days. Residual waste can create odors that attract unwanted rodents and pests. If overflow occurs, we clear and haul those items off‑site at no extra cost under our all‑inclusive service plan.
Do you offer large item haul‑offs or eviction cleanout services?
We do. Large item haul‑offs, evictions, and move‑out cleanups can be scheduled individually or bundled into a comprehensive property package. Evictions and move‑outs are usually one‑off service schedules, while large item haul‑offs are typically bundled within an all‑encompassing property waste management package.
Do you offer additional services beyond typical valet waste collection?
Yes. We provide pressure washing of dumpsters, trash compactors, and their surrounding areas; odor eliminator application in and around resident trash cans, dumpsters, and trash compactors; pet waste area servicing; construction and landscaping material hauling; and post‑event cleanups.
Do you offer a traditional valet service that takes trash to our on‑site dumpsters or compactors?
Yes. In addition to our door‑to‑dump, off‑site model, we can run a traditional valet program where our team collects bagged trash at each door and takes it to your existing dumpsters or compactors, following your site's rules and capacity limits. We understand some properties are more comfortable with this conventional valet model and are happy to accommodate differing service interests.

Even for traditional valet servicing, our business model is more hands‑on than most providers. We provide a QR‑coded, 13‑gallon trash can to every resident door for disposing of waste, assign each property a dedicated liaison to expedite concerns and efficiently answer any resident or management questions, and offer a variety of add‑on services that can be bundled with our valet offerings for a wholesale discount. We also proudly invest in paying and training our team at a higher standard than typical in the industry, which helps us attract and retain reliable, motivated service providers and maintain consistently high service quality.
What is the difference between your traditional valet service and your off‑site door‑to‑dump service?
In traditional valet, we collect trash at the resident door and move it to your central waste area (dumpsters/compactors), similar to most valet providers. In our off‑site model, we bypass those areas entirely and haul resident waste straight to the landfill, which reduces dumpster overflow and roll‑off pulls.
Why would a property choose traditional valet instead of off‑site, door‑to‑dump valet?
Some properties already have right‑sized compactors, favorable hauler contracts, or strict site design that makes using existing infrastructure more practical. Not all properties have waste issues that necessitate taking all resident trash off‑site. Traditional valet can be a fit for the right property, especially when the main goal is to increase resident convenience rather than change the hauling strategy. Certain properties may also have restrictive existing contracts with other companies for large item haul‑offs or roll‑off servicing, decreasing the savings they could receive from our off‑site dumping package because they would only be taking advantage of a portion of what we offer.
How is pricing structured?
Pricing is per door, based on service frequency and add‑on services. Our standard off‑site dumping package includes five pickups per week. Additional premium services—like odor eliminator application or pressure washing—are quoted separately.
How do you handle non‑compliant residents?
We document and report any repeat non‑compliance directly to management. Properties can choose whether we issue reminders, apply fines, or simply record infractions. We are happy to be involved as much or as little with this process as each property desires, in line with the procedures they already have in place.
Can we try the service short‑term?
We welcome pilot or trial periods. This allows property management teams to evaluate service quality before a long‑term commitment. While these pilots are not free of charge, they are free of long‑term obligation and provide flexibility for properties that may need an immediate fix but are wary of going all‑in on a new waste management company on short notice. We are confident in the quality of services we offer and maintain that if you try our services, you will want to stick with us.
Do you offer rebates to property management groups?
Yes. For qualifying communities and portfolios, we offer rebates on the per‑door pricing we charge, allowing property management groups and owners to capture additional income on top of the core service value we provide. Rebate eligibility varies by group. Typically, property management groups must have 3–5 properties in our service portfolio to be eligible, depending on the number of doors at each property. For example, a group may need five 150‑unit properties versus three 250‑unit properties to be eligible for a rebate.
Are there different rebate tiers?
Yes. We offer structured rebate tiers designed to reward property management groups as they grow with us. For groups that have 10 or more properties under contract in our portfolio, we provide a 10% rebate on the per‑door pricing across all participating communities for the full term of each agreement. For groups that place 3–5 properties with us, we offer a 5% rebate applied in the same way—calculated on per‑door pricing and paid across every covered property for the duration of each contract. These tiered rebates allow larger portfolios to unlock additional value while keeping the structure simple, transparent, and easy to model into NOI projections.
How do your per‑door rebates work in practice?
We set a wholesale per‑door rate for our services, then offer a rebate structure that returns a portion of that rate back to the property management group or ownership entity each month, based on unit count and service scope. Rather than making multiple transactions, we take the rebate percentage off each monthly invoice; this is an easier, less burdensome process for all parties than charging in full and then paying a portion back later. This process is especially beneficial to the management group because it allows them to keep working capital in their accounts instead of sending it out and waiting for it to be returned.
Do rebates also apply to overage charges?
Yes. Rebates apply to overage charges as well. When overage invoices are sent out, the applicable rebate percentage is taken off the invoice to ensure only one transaction takes place. We believe our loyal partners should reap the benefits of the rebate they have earned not just for regular service expenses, but also for overages when they arise.
When do our rebates update as we add more properties?
Rebates adjust in real time as your portfolio with us grows. As soon as an additional property under the same management group is brought under contract, that door count is added to your total, and any new rebate level you qualify for becomes effective immediately. This system applies both to qualifying for an initial rebate tier and to moving up into a higher tier (for example, when you cross from 5 to 10+ properties). Updated rebate percentages are applied right away to all eligible properties going forward, so you don't have to wait for a renewal cycle or calendar year to start receiving the higher benefit.
